Villa Illegal is aptly named as it is an illegally constructed property. This is a common practice in certain parts of the Val d'Albaida and other parts of Spain and requires extreme caution from any potential buyer, who should always use a top quality lawyer to fully investigate and explain the implications of buying this type of property.
Villa Illegal is in an area of the Val d'Albaida where the town hall concerned is trying to encourage 'colonisation' of their rural and under populated area. It is also a way of ensuring that cheap properties are constructed, thus allowing rural Spanish people a chance to buy a property of their own. The town halls, thus, 'allow' illegal building to occur. Villas then can be
legalised over a period of 4 years by paying 'rates' (IBI). A fine will be imposed by the town hall against the owner of the building, which would need to be paid. On Villa Illegal the fine is estimated to be around 3-4,000 Euros. Some banks tend to collude in this type of building and, in the case of Villa Illegal, there is a bank mortgage on the property - notwithstanding its illegality!
Illegal properties rarely have mains electricity - however this can often be obtained, albeit by paying a reasonably substantial connection charge. In the case of Villa Illegal, this could amount to 7,000 E.
There are extremely sound arguments for not buying illegaly built properties under any circumstances. However, they nonetheless offer a chance to buy a cheap property - albeit with a degree of risk attached.

This glorious area extends along the newly improved Albaida road and encompasses a series of ancient villages and towns set in glorious and unspoilt rural countryside. The gently rolling Albaida plain is surrounded by mountains which provide a wonderful drama to the landscape. The busy and friendly town of L’Olleria acts as the fulcrum of this area whilst the lovely, scintillating blue of the Bellus reservoir is always eye-catching.
In the Val D’Albaida you are never far from a main town whether it is Gandia, Xativa or Ontinyent – all of which are within no more than half an hours drive. This is also true of the wonderful Blue Flagged beaches of La Safor, which can be reached quickly and easily now that the main road has been upgraded.
The villages within the Val D’Albaida are noted for their friendliness and welcoming attitude to foreigners, who are still in a tiny minority. This is an area perfect for those seeking tranquility and peace within a beautiful and convenient part of Spain which has yet to be exploited.
